Plumber Seacliff
Licensed plumbers for Seacliff houses, units and local businesses, homeowners and property managers included, with 24/7 help and fixed onsite quotes.
Local Seacliff Plumbers With Same Day Service*
Some jobs announce themselves: a leak dripping from the unit upstairs, a hot water system that has given up, a toilet that won’t flush. Others creep up, like a stormwater line that overflows whenever it rains. Either way, we track down the cause and fix it.
Ring and we aim for a same day response, and if water is pouring into the house we can typically be there within 60 minutes. The plumber explains what failed and why, then prices the fix in writing, offering options where they exist. You choose before a tool comes out.

Standing Behind Our Work in Seacliff
Before there was a team of six, there was Michael Heinrich, Colin Archer-Bourke and one van. The two of them started Adelaide Expert Plumbing & Gas because customers kept telling them the same story about plumbers who went quiet or turned a small job into a big bill. Answer the phone, explain the fault, hold the price: that was the plan, and it still is.
Seacliff asks for that plan in two very different settings. There are 1920s homes along the beachfront where the pipes have lived with decades of salt air, and new homes going up at Seacliff Village where the plumbing is brand new. We treat both the same way, and back every job with our Lifetime Workmanship Guarantee. Over 260 five-star Google reviews suggest it works. Find out how the business began.
Plumbing for Seacliff Flats, Hillside Homes & Local Businesses
Seacliff’s homes span several generations: older seaside houses, a good share of flats, homes stepped into the slope and new homes going up south of Scholefield Road, with a small village of shops and businesses on Wheatland Street. General plumbing, Hot water systems, Drainage, Emergency plumbing and Gas fitting are all called on across those homes and businesses.
General Plumbing
Dripping taps, noisy pipes and pressure niggles in homes up the slope and flats near the beach. We check water pressure as part of the job, repair leaking taps and put the fault right properly.
Blocked Drains
On a sloping block the sewer often runs long and changes level, which is where roots tend to get in. We clear blocked drains with high-pressure jetting from $79, T&C's Apply.
Hot Water Repairs & Installs
A unit on a sea-facing wall has a harder life than most. We repair, replace and relocate hot water systems in flats, older seaside houses and brand-new Seacliff Village homes.
Emergency Plumber
Water running through the ceiling from the flat above, a split pipe under a house on the hill, or a shop with no working toilet. Call at any hour and a plumber gets moving.
Taps & Toilets
Swapping tired taps and cisterns in 1920s bathrooms, fixing toilet faults in unit blocks, clearing a blocked toilet, and fitting new tapware after a renovation. Done neatly and tested before we go.
Leak Detection
In a block of flats, water from one unit often surfaces in another. We track down hidden leaks before anyone has to open a wall or a ceiling.
Bathroom Renovations
Older beachfront homes and flats are prime candidates for a new bathroom. We move wastes and water lines, install the fixtures and look after every part of the plumbing in the renovation.
Stormwater Drains
Seacliff streets fall toward the beach, so the low side of each block carries the load. We fix stormwater lines that back up, from downpipes to the kerb outlet.
Burst Pipes
In our experience some older Seacliff houses still have galvanised water pipes underneath. We deal with burst pipes by shutting the water off, repairing the break and talking you through replacing the rest.
What Seacliff Residents & Shop Owners Tell Google
Our plumbers cover Seacliff from the Esplanade and Wheatland Street up to Yacca Road and the new streets south of Scholefield Road. The reviews underneath were posted by customers across Adelaide.

Why Seacliff Homeowners & Flat Owners Choose Us
Most of our 260+ five-star Google reviews say roughly the same three things, and not one of them is exciting. We came at the time we gave. The price didn’t creep. The bathroom was left clean. We’re comfortable being predictable.
Seacliff has far more flats than most Adelaide suburbs, so a leak often starts in one unit and shows up in the one below. We work out where the water is really coming from before anything gets opened up, deal with the strata manager when one is involved, and explain the repair in writing. For the shops and cafés on Wheatland Street it’s the same, with upfront quotes, agreed onsite before we start.
Plumbers Across Seacliff & Its Neighbouring Suburbs
We work right through Seacliff, from the Esplanade and the Seacliff Beach Hotel, past the station and Wheatland Street, up to Brighton Road and the new streets of Seacliff Village. Off those main roads we cover Yacca Road, Centenary Reserve and the streets around Angus Neill Reserve. Head north past South Brighton and you’re in Brighton, with its jetty and busy Brighton Road shops. Keep following the coast beyond Hove and North Brighton and you reach Somerton Park. Further inland and uphill, we’re also in O’Halloran Hill. Homes and businesses in all of them can read customer feedback before booking.

Seacliff Plumbing Questions, Straight Answers
Living on a slope raises questions flat suburbs never ask, mostly about stormwater and which council to deal with. Owners at Seacliff Village ask about new homes, and people in older houses ask about renovating. Here are six answers. For anything else, see our FAQs or call 08 8152 9100.
My Seacliff Block Slopes Toward The Beach. Where Should The Stormwater Go?
On a sloping block, water from downpipes and paving heads downhill, so the private stormwater line and kerb outlet on the low side do most of the work. Under the City of Holdfast Bay, that outlet, including the section of pipe running to the kerb, is the owner’s responsibility, and council asks for a Stormwater Pipe Connection form before work on it. In our experience a blocked or undersized line shows up at the downhill boundary first. We clear it, check the grade and repair what’s needed.
Is My Seacliff Property Under Holdfast Bay Or Marion Council?
Most of Seacliff is City of Holdfast Bay. Seacliff’s boundary was realigned in November 2023 to take in the Seacliff Village land south of Scholefield Road, and that newer part falls under the City of Marion. Stormwater approvals go to whichever council your property sits in, so we confirm it for your address before lodging anything or connecting to a kerb.
Do You Work On The New Seacliff Village Homes As Well As Older Houses?
Yes. Seacliff has 1920s homes near the Esplanade and new homes still being built at Seacliff Village, and we work on both. In a new home the job is often a fitting that needs adjusting, an extra tap or a hot water question. If your builder’s warranty still applies, check with them first, and we’ll happily look at anything outside it.
Our House Is One Of The Older Ones Near Wheatland Street. Should We Check The Drains Before Renovating?
It’s worth doing. In our experience, houses and buildings around Wheatland Street from the 1920s and 1930s often still have their original drains, and a renovation is the cheapest moment to find out. A camera inspection shows the condition of the sewer before new tiles and paving go down. If a section needs work, we can reline or replace it and plan the plumbing for the new layout at the same time.
Can A Licensed Plumber Get To Seacliff Today?
We’ll do our best to. We aim for a same day response, and for urgent problems we can typically be there within 60 minutes, any time of day or night. Every plumber on the team is police-checked and licensed. You can check our licence, PGE #360928, with Consumer and Business Services, which regulates plumbers and gas fitters under the Plumbers, Gas Fitters and Electricians Act 1995 (SA).
Is The Price Settled Before The Work Starts?
Our team provide upfront quotes on every job before any work begins. Our receptionist doesn’t have access to a price book, as their job is keeping the team running on schedule, dispatching plumbers and looking after customers. The plumber gives you an onsite quote with multiple options, so you never feel pressured. If you’re calling outside regular business hours, a call-out fee may apply, so call our friendly team to check our availability. We’re on call 24 hours a day, 7 days a week.
