The Promise Behind Every Grange Job
Adelaide Expert Plumbing & Gas began with co-owners Michael Heinrich and Colin Archer-Bourke, two tradesmen with one van and a fair bit of frustration at how often people got burned by plumbers who didn’t turn up or quietly padded the bill. It has grown into a team of six since. The approach hasn’t. We show up when we say we will, we tell you what it costs before we start, and we leave the place as clean as we found it.
Around Grange, that care counts most on the older buildings. Pipe runs in a heritage-listed home or a house near the beach have usually been patched by several different people over the years, so we look closely before recommending anything and choose the repair that opens up the least. Every job is backed by our Lifetime Workmanship Guarantee, and our 260+ five-star Google reviews are the record of how that has gone.
Pricing is honest and it’s agreed first. Read what customers have said about the team and make up your own mind.
Grange Plumbing Services, From Heritage Homes to Local Businesses
From heritage-listed buildings on the Esplanade and older houses along Beach Street to the retirement villages on Sylvan Way, the Grange Hotel, and the medical and dental practices on Military Road, Grange keeps a wide mix of plumbing work coming. These are the services homes and businesses here book us for most.
General Plumbing
From a dripping mixer in a unit near Frederick Road to a stop valve seized solid in an older house on Beach Street, the everyday repairs that keep a Grange property running.
Blocked Drains & Sewers
Tree roots from established gardens and years of build-up in older lines cause most of what we clear here. We clear blocked drains with high-pressure water jetting, then show you what caused it.
Hot Water Systems
Salt air is hard on an outdoor unit's fittings near the beach, and a cupboard in a tall, narrow home is tight to work in. We repair, replace and install a hot water system to suit the space.
24/7 Emergency Plumber
Water coming through a ceiling at the Esplanade end, or a burst line under a Military Road shop after closing. Our emergency plumbing services answer day and night, weekends and public holidays included.
Toilet & Tap Repairs
Cisterns that run all night, a toilet that needs a higher pan, garden taps stiffened by salt. We fix leaking taps, handle toilet repairs and test everything before we pack up.
Pipe Relining
In a heritage-listed building, digging through a floor is the last resort. Relining a cracked pipe from the inside repairs it without lifting tiles or opening original walls.
Blocked Shower Drains
Beach sand, soap and hair settle in shower and floor wastes near the Esplanade. We clear the waste, check the trap and grate, and suggest a simple change to stop it happening again.
Bathroom Renovations
Older bathrooms rarely have pipes where a modern layout wants them. We plan bathroom renovations around what's already in the walls.
Backflow Testing
Hotels, club kitchens, medical and dental rooms and aged care homes are the kinds of sites that need testable backflow devices, and Grange has all of them. We fit and test to AS/NZS 3500.
Hear from Our Happy Clients in Grange
We work all through Grange, from the Esplanade and Jetty Street to Military Road and the golf course streets off White Sands Drive. Underneath is feedback from customers across greater Adelaide.
On a horrible night, Aidan came out and did an amazing job. Following him, Michael and Mitch couldn’t have done more to sort out the problem. I would recommend them to anyone. The fees were very reasonable too. I would highly recommend them to anyone.

Why Grange Homeowners & Business Owners Choose Us
The 260+ five-star Google reviews behind us don’t make gripping reading. Most say much the same thing: the plumber arrived when promised, the price didn’t move, and nobody had to clean up after us. We think that’s exactly what a plumbing review ought to say.
Grange asks for a little more care than most suburbs, because so much of it is old. The Marines on the Esplanade, the Charles Sturt Museum on Jetty Street and a string of heritage-listed houses, churches and shops sit within a few streets of each other, and in buildings like those we would rather reline a cracked drain or run new pipe through an existing cavity than cut into original fabric. We explain the options, including the one that disturbs the least, and give you a fixed quote before any work begins.
Servicing Grange & the Surrounding Area
Our plumbers cover all of Grange, from the Esplanade and Jetty Street through the streets around East Grange station to the golf course estate on White Sands Drive. Within Grange itself that includes the retirement villages on Sylvan Way, the shops on Beach Street and Frederick Road, and the homes near Grange station. Henley Beach starts on the other side of Grange Road and shares the same stretch of coast. To the north, West Lakes is a much newer suburb built around a tidal lake, where slabs and townhouse groups are the norm. Inland, beyond Seaton and Fulham Gardens, Kidman Park is part of our week too.

Questions Grange Locals Ask Us Most
A lot of Grange questions start with the age of the building or how close it sits to the beach. Below are the ones we’re asked most, from heritage-listed homes to salty outdoor taps, plus the two everybody asks about price and timing. If yours isn’t covered here, see our FAQs or ring 08 8152 9100.
Can You Work On A Heritage-Listed Home In Grange Without Damaging It?
Yes, and it starts with finding the fault precisely before anything is opened up. In an old building we look at the least invasive fix first, such as relining a damaged drain from the inside or running new pipe through an existing cavity, and we tell you what each option would disturb. We don’t advise on heritage approvals, so if your place is listed and the work would change its fabric, check with the City of Charles Sturt before anything major goes ahead.
Why Does A Leak In A Three-Storey Home Show Up Two Floors Down?
In a tall, older home the waste and water pipes generally run vertically through every floor, and escaping water follows the pipe, the framing or the wall cavity downwards until it finds somewhere to show. In our experience the stain you can see is often well below the actual fault. We trace it back up, isolate that section and repair it at the source, rather than patching the ceiling where the water happened to appear.
Beach Sand Keeps Blocking Our Outdoor Shower. What Can Be Done?
We see plenty of this close to the Esplanade. Sand comes back from the beach on feet, towels and boards, then settles in outdoor showers, laundry tubs and floor wastes, where it binds with soap and hair until the water stops moving. We clear the line with high-pressure water jetting, check the grate and trap, and can fit a grate that catches sand better so it’s easier to keep clear. Rinsing boards and wetsuits over the lawn helps too.
Can You Work In Grange Retirement Villages & Aged Care Homes?
Yes. Grange has retirement villages on Sylvan Way and a nursing home on High Street, and work in places like these runs to a timetable. We agree access with the village or facility manager, keep water shut-offs as short as we can, and let affected units know in advance when we’re asked to. Commercial kitchens, backflow devices and communal bathrooms in these buildings are all part of the work we do.
Salt Air Is Wearing Out Our Outdoor Taps. Is That Normal Near The Beach?
It’s common right on the coast. Salt carried on the sea breeze settles on exposed brass taps, hose connections and the fittings on an outdoor hot water unit, and over time they stiffen, weep or corrode. We replace whatever is failing with fittings suited to a coastal spot and check the rest while we’re there. Rinsing them with fresh water every so often helps them keep working.
What Happens With Pricing Once The Plumber Arrives?
Our team give an upfront quote on every job before any work starts. The receptionist who takes your call doesn’t have a price book, because their role is keeping the team on schedule, dispatching plumbers and looking after customers. So the quote is done onsite by the plumber, with a few options laid out so you never feel pressured one bit. If you’re calling outside regular business hours, a call-out fee may apply, so call our friendly team to check our availability. We’re on call 24 hours a day, 7 days a week.
Can I Get A Plumber To Grange Today?
Most days, yes. We’re available 24 hours a day, 365 days a year. For burst pipes, a sewage backup or no hot water, we can typically be there within 60 minutes, and for anything that can safely wait we aim for a same day response. Every plumber we send holds a current licence and is police-checked, the company works under its own contractor licence PGE #360928, and Consumer and Business Services regulates plumbing work in South Australia.
